Springdale went up in Brampton’s 1990s wave — and like most of its neighbours, this home still had its original blown insulation, settled to about 5 inches, with a bare plywood hatch acting as a chimney for warm air.

1The Problem

People insulate attics and forget the hatch — a half-inch of plywood in the middle of what should be an R-60 ceiling. Combined with settled insulation across the rest of the attic, the upstairs rooms never stood a chance in January.

2What the Inspection Found

The inspection confirmed the classic 1990s Brampton package: settled builder-grade insulation, soffit bays that needed baffling before any new material went in, and a hatch that leaked both air and heat. Nothing dramatic — just a house performing exactly as thin as its weakest layers.

3How We Fixed It

One crew, one visit:

  • Baffled the soffit bays to protect intake airflow
  • Air-sealed the ceiling penetrations
  • Rebuilt the attic hatch — insulated, weatherstripped, and dammed so loose fill stays put
  • Blew fresh fiberglass across the attic to R-60
