Attics in Brampton: built to the minimum, settling ever since

Brampton grew in waves — Bramalea’s 1960s and 70s homes, then the big 1990s and 2000s subdivisions like Springdale and Fletcher’s Meadow. Almost all of it got the code-minimum insulation of its era, and code minimum in 1995 was roughly half of today’s R-60 standard. Add twenty-plus years of settling and most Brampton attics we open are sitting at a fraction of what the house needs.

Large two-storeys make the problem expensive: the bigger the ceiling, the more heat you lose through it. The signs Brampton homeowners describe to us are always the same — a furnace that never seems to stop in January, bedrooms over the garage that won’t hold temperature, and ice forming at the roof edge after a snowfall. Ice damming in particular is an insulation and air-sealing problem, not a shingle problem.

Our crews work across Brampton and the surrounding area — the projects below are from neighbouring communities we serve, with the same housing stock and the same fixes.

Air Sealing

Pot lights, plumbing stacks, duct boots and top plates sealed before any insulation goes in — the step that makes R-60 actually perform.

Mold Remediation (3-Stage)

Botanical cleaning and spore removal, wood restoration, and a protective sealant against regrowth — see a full remediation in our case studies.

Basement & Garage Insulation

Cold floors over the garage and chilly basements get the same treatment: seal first, then insulate properly.

Questions

Brampton homeowners ask us

Why is there ice at the edge of my roof in winter?
Ice dams form when heat escaping through a thin attic melts the snow on the roof, and the meltwater refreezes at the cold eaves. The durable fix is on the inside: air-seal the ceiling, protect the intake vents with baffles, and insulate to R-60 so the roof stays uniformly cold. That’s standard scope on our Brampton jobs.
My house was built in the 1990s. Does the attic really need work?
Usually, yes. A 1990s Brampton build typically got R-28 to R-32 of blown insulation, which has since settled further. Today’s standard is R-60 — roughly 21.5 inches. The free inspection takes the measurement, and if you’re already in good shape we’ll tell you so.
What does attic insulation cost for a large Brampton two-storey?
Price depends on the attic’s footprint, current depth, access, and whether any removal or repairs come first — so we quote flat and in writing after the free inspection. Most under-insulated Brampton attics also qualify for up to $1,250 back through Ontario’s home energy rebate program, which we file for you.
Can you top up over my existing insulation?
If what’s up there is dry, clean, and pest-free — yes, and it’s the cost-effective option. We air-seal the ceiling penetrations first, protect the soffit airflow with baffles, then blow fresh insulation to R-60 over the old material. If we find moisture or contamination, we’ll show you photos and explain the removal option.
Do you handle the rebate paperwork?
Yes. Attic upgrades to R-50 or better can earn up to $1,250 through Ontario’s home energy rebate program — no energy assessment needed for attic-only work. We confirm your amount at the inspection and submit the application for you.
