Most of Etobicoke — Alderwood, Long Branch, Islington, Richview — was built in the 1950s and 60s. The bungalows and split-levels from that era typically carry a few inches of original insulation over plaster or early drywall ceilings, with no vapour barrier and decades of settling. What’s the right insulation level for an Etobicoke bungalow?
R-60 — about 21.5 inches of blown insulation — is today’s standard, and post-war bungalows benefit from it more than any other housing type because the attic is such a large share of the home’s envelope. Most 1950s Etobicoke attics we inspect are at R-8 to R-12.
Do older Etobicoke homes need a vapour barrier?
They almost never have one, and it matters: without it, warm humid house air drifts into the cold attic and condenses on the wood. On full rebuilds we solve it with closed-cell spray foam across the attic floor — an air seal and vapour barrier in one — before blowing to R-60. On top-ups, thorough air-sealing of penetrations does most of that work.
Is blown-in insulation messy for the house?
No — the hose comes in through the attic access, floors and stairs are protected, and the crew cleans up completely. A typical Etobicoke top-up is a one-day visit, and you get before-and-after photos of the attic itself.
Can you fix a cold room over the garage?
Yes — rooms over garages have their own insulation problems (uninsulated floor cavities and knee walls), and they respond well to air sealing and proper insulation. We inspect and quote it alongside the attic.
