Cliffside, Birch Cliff, Wexford, Bendale — much of Scarborough was built in the 1950s and 60s, and plenty of those bungalows still carry their original few inches of insulation. Older hip roofs here often have shallow eaves and blocked or minimal soffit intake, which means the attic barely breathes.
That combination is exactly what we documented on a recent Cliffside job: the airflow was so poor that moisture had nowhere to go, and mold staining had spread across virtually the entire roof deck. The homeowner hadn’t seen any of it — the tip-off was a musty smell and a cold main floor.
The fix in Scarborough is rarely just “add insulation.” It’s open up the intake ventilation with baffles, deal with any mold properly (our 3-stage remediation: clean, restore, seal), air-seal the ceiling, and then insulate to R-60. Done in the right order, a 70-year-old bungalow holds heat like a new build.
