Why Scarborough attics grow mold

Cliffside, Birch Cliff, Wexford, Bendale — much of Scarborough was built in the 1950s and 60s, and plenty of those bungalows still carry their original few inches of insulation. Older hip roofs here often have shallow eaves and blocked or minimal soffit intake, which means the attic barely breathes.

That combination is exactly what we documented on a recent Cliffside job: the airflow was so poor that moisture had nowhere to go, and mold staining had spread across virtually the entire roof deck. The homeowner hadn’t seen any of it — the tip-off was a musty smell and a cold main floor.

The fix in Scarborough is rarely just “add insulation.” It’s open up the intake ventilation with baffles, deal with any mold properly (our 3-stage remediation: clean, restore, seal), air-seal the ceiling, and then insulate to R-60. Done in the right order, a 70-year-old bungalow holds heat like a new build.

My bungalow smells musty but I don’t see mold. Should I worry?
A persistent musty smell with no visible source very often points up — mold on the attic side of the roof sheathing, where you’d never see it. On a recent Cliffside inspection we found staining across nearly the whole roof deck this way. The free inspection settles it either way, with photos.
Can you insulate a 1950s Scarborough bungalow with shallow eaves?
Yes — it’s our bread and butter. Tight hip roofs need baffles installed at every rafter bay to keep the soffit intake open before any insulation goes in; skip that step and you choke the attic’s airflow. We install the baffles, air-seal, then blow to R-60.
What if the inspection finds mold?
We treat it with a 3-stage remediation — botanical cleaning and spore removal, restoring the wood’s appearance, then a protective sealant to resist regrowth — and we fix the moisture source that caused it, whether that’s ventilation or a bathroom fan venting into the attic. Then the attic is rebuilt to R-60.
Is a top-up enough for an original 1950s attic?
Sometimes, but less often than in newer areas. If the original material is contaminated, damp, or matted flat, burying it under new insulation just hides a problem. The inspection tells us which situation you have — and if a top-up is enough, that’s what we’ll quote.
Is there a rebate for insulating an older Scarborough home?
Older homes usually qualify for the most: attics currently at R-12 or less — common in post-war Scarborough — can earn up to $1,250 through Ontario’s home energy rebate program when upgraded to R-50 or better. No energy assessment is needed for attic-only projects, and we file the paperwork.
