Scarborough (Rouge): uneven insulation evened out, sealed, and topped to R-60

1The Problem

Uneven insulation is sneakier than thin insulation. The deep sections make quick glances reassuring, while the scraped-bare patches — around pot lights, near the hatch, where past trades crawled through — quietly drain heat all winter. The upstairs feels drafty and nobody knows why.

2What the Inspection Found

The inspection mapped the thin zones and found unsealed penetrations underneath several of them — not a coincidence. Wherever air leaks through the ceiling, it disturbs and displaces the insulation above it. Seal first, then blow: any other order and the problem comes back.

3How We Fixed It

A one-day correction:

• Spray-foam sealed the ceiling penetrations under the thin zones
• Protected the soffit intakes with baffles
• Blew fresh fiberglass across the full attic, levelling the valleys and burying the bare patches, up to R-60

4The Result

The attic now performs like its best sections everywhere. Scarborough’s post-war and newer Rouge housing both share this pattern — decent average, terrible low spots — and it’s exactly what a free inspection with photos is for. 10-year warranty.

5The Short Version

On paper this Rouge-area attic in Scarborough didn’t sound urgent — parts measured a respectable 10 inches. But insulation performs at its thinnest point, not its average, and the low spots here were doing real damage to comfort and bills.
