The Woodbridge problem: bathroom fans that never leave the attic

Woodbridge, Maple, Kleinburg, Thornhill — most of Vaughan went up from the 1980s onward, with large two-storeys and generous attics insulated to the minimum of their build year. The single most common defect we document here isn’t the insulation itself: it’s bathroom exhaust fans venting into the attic instead of through the roof.

On a recent Woodbridge inspection we found two of them — two showers’ worth of humid air, every day, blowing into a cold attic. Caught early, that’s a duct fix and a top-up; caught late, it’s mold remediation and a rebuild. The same job’s insulation measured about 5 inches where today’s standard is 21.5 (R-60).

Because Vaughan attics are large, the payoff is large too: air-sealing the ceiling, correcting the venting, and topping up to R-60 takes real load off the furnace and the A/C — and most of these attics qualify for a rebate that takes a meaningful bite out of the cost.

How do I know if my bathroom fan vents into the attic?
From inside the bathroom, you usually can’t — the fan sounds and works the same. It takes eyes in the attic: we trace every exhaust duct to make sure it exits through the roof or wall with a proper hood. It’s a standard check on every Vaughan inspection, and one of the most common defects we find.
My house is only 20 years old. Is the attic really under-insulated?
Probably. A 2005-era Vaughan build typically got R-32, and it has settled since. Today’s standard is R-60 — nearly double. The good news: newer attics are usually clean, so a straightforward air-seal and top-up gets you there in a day.
