Fletcher’s Meadow is young by Brampton standards — but “newer” buys less than homeowners think. This 1,050 sq ft attic had thinned to about two inches across large sections: the worst depth reading of our week.

1The Problem

At two inches, insulation isn’t underperforming — it’s decorative. Heat pours through the ceiling all winter, the AC fights the attic all summer, and every bill pays for the difference. The homeowner’s instinct that a 2000s house “should be fine” is exactly why this problem hides so well.

2What the Inspection Found

The inspection also documented soffit bays needing protection before any blow, and the usual unsealed penetrations. The photo set went to the homeowner the same day — no pressure, just the tape measure and the standard, side by side.

3How We Fixed It

The fix was the standard sequence, done properly:

  • Air-sealed the ceiling penetrations first
  • Baffled the soffit bays to keep intake air moving over the new insulation
  • Blew fresh fiberglass across all 1,050 sq ft up to R-60
  • Sealed the hatch on the way out
